The plot has an area of 16,000 square meters and a total construction area of 53,000 square meters. Above ground, it includes three parts: the Science and Technology Building is a high-rise R&D office building with 20 floors above ground and a planned height of 98.95 meters; the Science and Technology Talent Exchange Activity Center is a 13-story talent apartment building above ground, with a three-story podium for the park’s service center, and the plot as a whole is set up with an underground floor, which includes a garage, and logistics equipment.
“The diversity , of whatever kind, that is generated by cities rests on the fact that in cities so many people are so close together, and among them contain so many tastes, skills, needs, supplies, and bees in their bonnets.” The vitality of the city comes from the diversity of the city, and the vitality of the industrial park comes from the diversity as well. In this context, the main proposition of the project in the design is also basically determined, with diversity and human connection, intending to create a platform for science and technology park in the region, introducing overseas experts to start-ups under the support of the surrounding electronics industry so as to form a clustering effect; at the same time, it is also a collaborative innovation platform, creating an integrated space for industry-university-research jointly with the surrounding universities and so on; the project also has the function of a public service platform, as a service center for entrepreneurship of the “Thousand Talents Program”, helping to transform the old and new dynamics.
There are three functional blocks in the planning, a 100-meter-high science and technology building, a 50-meter-high science and technology talent exchange center and supporting facilities in the park. In the Science and Technology Building, the headquarters office, the Science and Technology Business School, the Sea Creations Academy, the research and creation unit, the conference room, the industrial laboratory, etc. are arranged; in the Science and Technology Talent Exchange Center, the youth apartment, the expert apartment, the sharing hall, etc. are placed; the supporting facilities of the park are mainly the staff restaurant, coffee and convenience store. Through the mingling of different functions, various people can be introduced to create a diversified community integrating production, office, living, entertainment and consumption through the association of people.
If it is a traditional industrial land, the local planning department will have a lot of restrictions on the planning and functional arrangement of the whole project. Just because the site is a new M0 land, the planning is also very much approved for high-rise industrial, and diversified community, and a certain amount of improvement is given in the index. Because the site is not large, the project volume ratio is allowed to do 3.0, the green area ratio is 30%, and the building density is 30%. This provides favorable conditions for the shaping of the overall environmental atmosphere of the industrial park.
Although the new M0 site is much more flexible in terms of indicators as well as functions, but it is still industrial land, so the design needs to meet the relevant codes and technical requirements of both industrial and civil buildings. Fire protection design and safety design are all considered strictly. The floor height, structural load, electromechanical configuration all need to consider the configuration of industrial and laboratory. The load-bearing capacity of each floor of the “Industrial Building” has been raised to more than 750-1000 kg per square meter, with a floor height of 4.5 meters and a partial two-story height, and is equipped with four freight elevators with a load of more than 2 tons, which break the bottleneck of the height limit of the industrial park and make it possible to start production above the tenth floor and meet the requirements of laboratories. related requirements. Of course, with the improvement of design standards, compared with traditional industrial buildings, the construction cost of new industrial parks will increase a lot. Therefore, the investment intensity requirements for the initial investment access requirements are bound to be increased, and the requirements for subsequent division and transfer are bound to be more stringent. This also indicates that the new industrial land M0 in the future development design, need to be more refined planning and programming.
